Review the listing and requirements before paying. An application is not complete until required household information and verification have been received.

One application per adult

Every proposed occupant age 18 or older must submit a separate DoorLoop application and disclose the full household. Application screening and the legal ability to sign a lease are separate requirements; contact Vida if you have a question about who will sign.

Identity and address information

Provide consistent government-issued photo identification, current address information, and clarification when submitted records show different addresses.

Household income: at least 3 times the rent

For applicants without rental assistance, combined gross monthly household income must be at least three times the monthly rent. Gross income means income before taxes. For example, a $1,000 monthly rental requires at least $3,000 in combined gross monthly household income.

Provide legible documentation for the income you want considered. If you use rental assistance, contact Vida for the applicable income review before paying an application fee; do not use the full-rent example above to determine your eligibility. Meeting the income requirement does not guarantee approval.

Screening score: 620 or higher

A score of 620 or higher meets Vida's score benchmark; 580–619 receives conditional review. Below 580 does not meet the score benchmark. An insufficient or unavailable score receives manual review, not automatic denial.

We review the underlying report, not just the number. The score supplied through authorized screening may differ from the score in your personal credit app. Meeting the benchmark alone does not guarantee approval, and conditional review is not approval.

Your last 24 months of housing history

The standard is at least 24 months of satisfactory, verifiable housing history, no verified unpaid landlord or property-management balances, no more than two late rental payments and no more than one returned rental payment in the previous 12 months.

Limited or nontraditional history, additional late or returned payments, and disputed records receive review rather than an automatic decision. If you lived with family, owned a home, or lived in military housing, we can review alternative records. Provide prior housing-provider contact information and the requested verification authorization.

Complete information creates a clearer decision.

Vida may verify identity, income, employment, addresses, rental history, credit, eviction information, and relevant criminal-history information using lawful, consistently applied criteria.

Missing informationWhen clarification is needed, Vida sends one consolidated request. The standard response deadline is three business days unless a different written deadline, accommodation, or documented circumstance applies.

Third-party verificationA landlord or other third party’s failure to respond is not, by itself, treated as negative history. Alternative supporting records may be requested.

Written outcomeApplicants receive a clear written status: approved, conditional review, pending information, closed as incomplete, or does not meet the standards. Conditional approval identifies the requirements still to be met. When a consumer report contributes to a less-favorable decision, the required adverse-action notice is provided separately.

A few answers before you browse

Know the fit before you pay a fee.

How do I know whether I meet the requirements?

Start with the document checklist above, then review the criteria for the specific home. If income requirements, credit criteria, occupancy limits, or any other screening requirement are unclear, ask Vida for the written criteria before paying the nonrefundable fee. This overview is not a qualification decision.

Can I apply with a guarantor or cosigner?

Vida's standard guarantor benchmark is a screening score of at least 650 and verifiable gross income of at least four times the monthly rent. Scores of 620–649 may receive manual review when income, housing stability, and the remaining credit history support it.

A guarantor must complete a separate application and authorized screening, document income, have no unpaid housing balances or material pattern of recent housing or financial delinquency, and sign the required guaranty. A qualified guarantor may help with insufficient income, a 580–619 score, or limited credit history. It does not override fraud, unpaid landlord balances, serious lease violations, or disqualifying eviction or criminal history. Contact Vida before paying if you plan to use this option.

What income documents should I prepare?

For regular employment, start with your two most recent consecutive pay stubs. New employment may be verified with a signed offer letter stating guaranteed pay, hours, and start date. Variable income requires a documented average, not your highest paycheck.

Self-employment is reviewed using documented net income available to the household, not gross business revenue. Tax returns, a current profit-and-loss statement, and bank statements may be required. Military pay, benefits, and other income need the applicable current statements. You do not have to disclose child support or alimony unless you want it considered. Upload sensitive records only through the authorized application process, not website chat.

What if a landlord will not respond or a report is wrong?

A landlord's refusal to respond does not automatically count against you. Vida uses your signed authorization to request verification and may ask for a lease, ledger, rent receipts, or other reliable records instead. Tell us about inaccurate or disputed information so it can be reviewed before a decision.

Missing items are requested together with a three-business-day response deadline. Documented extensions may apply for third-party delays, reasonable accommodations, or other circumstances outside your control. A file closed for missing documents is not the same as a screening denial.

How are eviction and criminal records reviewed?

Vida's policy uses a five-year review of verified eviction judgments and completed evictions. A filing alone is not proof of lease noncompliance. Identity, case outcome, resolved balances, disputed information, and relevant circumstances must be reviewed.

Relevant criminal convictions receive a seven-year review measured from completion of the sentence, probation, or parole, with an individualized assessment of the conduct, time elapsed, subsequent history, and supporting context. Arrests without conviction, dismissed charges, acquittals, and sealed or expunged records are not treated as convictions. Sensitive or conflicting records and proposed exceptions go to the qualifying broker for review; a record appearing on a report is not an automatic decision.

What should I budget for besides rent?

Check the listing for the deposit, application fee, utilities, pet charges, and any other required charges. Ask us to clarify anything missing before you apply; costs can differ by property.

Can I tour the home first?

Yes. Applying in DoorLoop is the preferred and fastest path. If you are not ready to apply, complete Vida’s short pre-screen and request an available time. A request is not confirmed until Vida responds.

What if I have a pet or need an accommodation?

Review the property's pet information before applying. For an assistance animal or a disability-related accommodation, contact Vida to discuss the request; assistance animals are not pets.

Does applying reserve the home?

No. Review priority begins when the household application is complete, not when it is started. Approval alone does not reserve a home. Approved applicants receive written holding requirements with a 48-hour deadline; any extension must be documented. Required payments and any reservation agreement must be completed as stated before the home is secured.
